Compare 20 estate agencies on the Costa del Sol
Compare Costa del Sol estate agencies through published services, representation, instructions, fees and questions to ask before choosing a business.
At a glance
- Compare the specific service and contracting business rather than the brand alone.
- The alphabetical list describes published activity; it is not a quality ranking.
- Keep independent checks, written scope and costs attached to your decision.
Finding an estate agent on the Costa del Sol is easier than deciding which agency suits your transaction. A familiar company name, a prominent listing or an impressive social feed can help you discover a business. The useful comparison is the service you would actually receive for your property, location, budget and timetable. A strong marketing presence does not establish that an agency represents your interests in the way you expect.
The alphabetical list below brings together 20 agencies with publicly described Costa del Sol activity, including some prominent Marbella names and businesses covering wider searches. It is a starting point for comparison, not a quality league table, an endorsement or a claim that these are the 20 largest firms. Research was checked on 1 November 2026. Services and local teams can change; confirm the proposed engagement for your own transaction.
Decide what you need the agency to do
A seller may need valuation advice, photography, marketing, accompanied viewings and negotiation. A buyer may want a focused shortlist, help arranging visits and clear answers about the properties being introduced. Those tasks can overlap without creating the same contractual relationship. Start with the existing guide to how estate agents work in Spain and put the required services into a written brief.
Ask who the agency acts for, who would pay it and what event would trigger a fee. If you want someone specifically retained for the buyer, compare the buyer's-agent guide rather than assuming that any agent arranging viewings is exclusively on the buyer's side. Confirm the contracting business and named person, especially where an international brand or adviser network is involved.
Twenty agencies to compare
The focus descriptions summarise the services or locations described in each agency's own published material. They do not confirm current stock, qualifications, completed sales, fees or results. The questions are our suggested starting points for a discussion, rather than findings that a particular agency has a problem.
| Company or practice | Published focus | A useful question to ask |
|---|---|---|
| Benarroch Real Estate | Marbella property sales and rentals, including higher-budget residential searches. | How would you compare your sales service with your rental role if my intended use changes after purchase? |
| Bromley Estates Marbella | Residential property and new-development searches across the Costa del Sol. | Which homes in my shortlist are resales, developer instructions or shared listings, and who confirms their current availability? |
| Cloud Nine Spain | Costa del Sol property searches and purchase-related agency services. | How will you record my budget, preferred locations and rejected homes so the search remains focused over several visits? |
| DM Properties | Marbella and surrounding-area residential searches, including luxury homes and different property types. | What evidence supports the comparison between my preferred villa and similar homes with different plots, views or renovation needs? |
| Drumelia | Marbella real estate with a visible emphasis on luxury residential property. | Which part of the service concerns marketing and negotiation, and which property questions will need my independent advisers? |
| Engel & Völkers Marbella | Marbella residential sales within an international real estate brand. | Which local business and named team would handle my instruction, and what services are included in that agreement? |
| GILMAR Marbella | A Marbella agency operation handling property buying and selling. | How will the local team establish the marketing plan, written fees and reporting timetable for my particular home? |
| Homerun Brokers | Luxury property agency activity in Marbella, with other markets also represented by the brand. | Which team covers the address I want, and how will its proposed comparables match the actual home rather than another market? |
| Lucas Fox Marbella | Marbella and Costa del Sol residential searches within a wider property agency network. | Which local office has responsibility for my search, and how are local viewings, offers and follow-up coordinated? |
| MPDunne | Marbella residential agency services with an emphasis on higher-budget property. | What inspection and document enquiries remain outside the agency service, even when a home is presented as ready to occupy? |
| Nevado Realty | Marbella residential property, including central, coastal and surrounding neighbourhood searches. | How will you compare the practical differences between a town-centre apartment, a coastal home and a more car-dependent address? |
| Nordica Marbella | Marbella property sales and rentals, with services for different owner uses. | Who would handle a sales instruction versus a rental enquiry, and are the charges and agreements separate for those roles? |
| NVOGA Marbella Realty | Marbella and Costa del Sol residential property and development searches. | For a development shortlist, which individual units can I assess and which price, specification and delivery details are confirmed in writing? |
| Panorama | Marbella residential sales and rentals, including the Golden Mile and surrounding locations. | How will you distinguish an asking-price opinion from the independent legal, technical and valuation work needed for my decision? |
| Pure Living Properties | Marbella residential agency activity with a luxury-property focus. | Which specification, service and management assumptions should I verify separately before paying a premium for the proposed home? |
| Roccabox | Costa del Sol real estate with public emphasis on new developments. | Who is selling the unit, who represents the promoter, and what information can my own lawyer examine before any payment? |
| Solvilla | Marbella property sales, advisory and development-related activity. | Is the business acting as selling agent, adviser or developer on this home, and how does that affect the proposed engagement? |
| Strand Properties | A Costa del Sol property-adviser network within a wider real estate brand. | Who is my day-to-day adviser, which contracting business provides the service, and who covers the work when that adviser is unavailable? |
| Terra Meridiana | Property sales and lettings centred on Estepona, Marbella, Benahavís and wider southern Spain. | How will you compare an inland or country home with a coastal option, including access, services and the scope of investigation? |
| VIVA | A property agency network serving Costa del Sol searches across several locations. | Which office coordinates my shortlist, and how will you avoid repeated viewings of the same property through different instructions? |
Compare relevant experience, rather than the longest property list
Give two or three suitable agencies the same brief and compare the responses. Ask for an explanation of the areas and property types they would prioritise. An agency concentrating on premium villas may approach your search differently from a wider network handling mixed budgets or development sales. That difference can be useful if it matches the work you need; it is not a reason to award one business a universal higher score.
Use the luxury-property guide for a specification-led search, the new-development guide when comparing schemes, and the affordable-property guide when the all-in budget is the main constraint. Ask each agency to explain the match between its proposed homes and your requirements. Record why an option has been included, rather than relying on a large volume of introductions.
Keep instructions, enquiries and offers organised
If more than one agent introduces the same property, record the property reference, address and dates of the introductions. Ask who should coordinate the next viewing or offer before several conversations proceed in parallel. An advert appearing on multiple sites does not necessarily represent several different homes or several independent pieces of price evidence.
For a sale, agree the marketing plan, reporting, duration and any exclusivity in the proposed instruction. Andalusia's consumer guidance on appointing an agency recommends recording services and fees in writing. Read the actual terms with appropriate advice. Avoid assuming that a verbal explanation replaces what the agreement says about payment, cancellation or introductions.
Use different professionals for different questions
An estate agency can help organise a transaction without replacing your independent lawyer or technical inspector. Use the law-firm comparison guide to research legal representation and the survey and inspection guide to define the building investigation. Give advisers the full property details and tell them about intended works or letting, rather than asking a generic question about buying in Spain.
If the plan includes rentals, compare the rental and management providers separately. Do not treat an agency's rental forecast as permission to let or a guarantee of income. A useful shortlist brings the right roles together while keeping responsibilities clear. Choose the agency that can explain its work, boundaries and proposed agreement for your needs, rather than the company whose name appears first in a list.
