Compare 20 rental and property-management providers

Compare 20 Costa del Sol rental and management providers through published focus, guest and owner roles, costs, records, property care and handover.

At a glance

  • Compare the specific service and contracting business rather than the brand alone.
  • The alphabetical list describes published activity; it is not a quality ranking.
  • Keep independent checks, written scope and costs attached to your decision.

Costa del Sol rental companies offer different services. Some help guests book a holiday stay, some market owners' homes, and some take responsibility for local tasks such as inspections, cleaning or keyholding. A single business may provide more than one service, but the agreement still needs to say which work you are buying. A booking platform, a letting agent and a local property manager should not be treated as interchangeable simply because all display accommodation.

This alphabetical list includes 20 providers with publicly described Costa del Sol rental or management activity, checked on 1 November 2026. It includes prominent rental names and smaller operators with defined local coverage. It is not a ranking, an endorsement or a promise of current availability, lawful letting, income or service quality. Confirm the exact service and contracting business for the property concerned.

Decide whether you are comparing as a guest or an owner

A guest needs clear information about the accommodation, total price, payment, cancellation terms, arrival arrangements and help if something is wrong. An owner needs to know the work included, who handles money, how maintenance is authorised and what records will be supplied. Those are related questions, but they lead to different agreements.

For owners, start with managing a home from abroad and define the local tasks you want to delegate. If you are deciding whether to buy a base first, use the holiday-home buying guide. A property's personal appeal does not establish the business case or permission for paid accommodation. For prospective tenants, distinguish residential rentals from temporary arrangements rather than choosing a contract category solely from its advertised length.

Twenty providers to compare

The descriptions below summarise public service or location statements. They do not establish that a provider accepts every home in an area or supplies the same package everywhere. The comparison questions are written for this guide and are not allegations about any business. Some entries focus on accommodation booking and some describe owner management; confirm the relevant role before comparing fees.

Compare the complete service, rather than one percentage

Ask for a written list covering marketing, guest messages, access, inspections, cleaning, linen, maintenance coordination and reporting. Identify charges outside any management percentage, including onboarding, replacement items, call-outs and work arranged through contractors. Clarify the basis on which a percentage would be calculated and how refunds or cancellations affect the account. Avoid comparing two headline figures when one package includes work that the other charges separately.

Ask who holds booking receipts, when owner balances are paid and what statement explains deductions. Decide how much work can be authorised without your approval and who can act when you cannot be reached. Use the rental records guide to organise evidence rather than relying on an unexplained monthly transfer. For a home with shared facilities, establish how community arrangements affect the proposed operation.

Check permission and property readiness independently

The Junta de Andalucía's tourist-housing guidance explains that relevant municipal planning requirements and other documentation need attention. A management proposal or a provider's willingness to advertise is not a complete property-specific permission check. Ask who is responsible for investigating, applying, supplying documents and keeping the relevant records current.

Use the municipal and community letting checks and the broader holiday-letting guide. If legal advice is needed, compare the property-law practices separately from the rental service. Keep an evidence trail for the particular home rather than assuming that a neighbour's listing, a historical booking or a general registration number answers every current question.

Plan the handover and the end of the agreement

Agree the initial inventory, key register, meter information and the condition record. Set expectations for reporting damage, urgent repairs and complaints. Ask who provides backup if the normal contact is unavailable, and how an owner or guest can establish which party is dealing with an issue. Discuss what happens to future bookings, money held, keys, photographs and access credentials when the service ends.

Use the inventory and handover guide and test the proposed numbers with the holiday-rental scenario tool. Figures are only as reliable as the assumptions entered. Choose a provider by the scope, local arrangements and records you can understand, rather than an income promise or the number of properties pictured in its marketing.
