Compare 20 property law firms serving Costa del Sol buyers
Research 20 law firms with Costa del Sol property activity and compare scope, independence, professional checks, fees, communication and responsibilities.
At a glance
- Compare the specific service and contracting business rather than the brand alone.
- The alphabetical list describes published activity; it is not a quality ranking.
- Keep independent checks, written scope and costs attached to your decision.
A Costa del Sol property purchase needs legal advice fitted to the particular property and your intended use. Choosing a law firm is about who will investigate the transaction, explain the findings and act on your instructions. An English-language website, a referral from an agent or a recognisable company name can start the search, but it does not settle that decision.
The alphabetical comparison below includes 20 practices with published property-related work and a Costa del Sol presence or stated activity. It includes legal brands, rather than ranking individual lawyers. The research date is 1 November 2026. Inclusion is not an endorsement, confirmation of professional standing or a claim that these are the largest or best firms. Check the named professional and proposed engagement independently before appointing anyone.
Match the lawyer to the property and the questions
Start with the independent-lawyer selection guide and describe the transaction clearly. Explain whether it involves a resale, a development, country land, an occupied property or intended works. Mention proposed rental use and any cross-border issues that may need separate expertise. A concise brief makes quotations more comparable and reduces the chance that an important question remains outside the instruction.
Ask who will have responsibility for the file, who will do the day-to-day work and how absences are covered. Clarify the scope before comparing prices: title and charges, planning enquiries, contracts, payment arrangements, completion and later administration may need different attention. Do not assume that every firm uses the same definition of conveyancing or that a low headline quotation includes every possible task.
Twenty practices to research
Descriptions reflect each practice's published activity, rather than independently audited experience. We have not compared fees, success rates, insurance, disciplinary records or individual availability. A suggested question helps you discuss the service; it does not imply a deficiency in that practice. Some firms have several offices or related practices, so confirm the entity supplying your advice.

| Cano & Cano | Marbella law firm publishing property-law services alongside other legal work. | Which property documents and permissions are included in the fee, and how will unresolved issues be reported before I sign? |

| Welex | Marbella lawyers and accountants describing property purchase and sale services. | Are legal and accounting tasks both included, and how will the engagement show who is responsible for each deliverable and deadline? |
Check the individual professional as well as the brand
Ask for the responsible lawyer's name, relevant professional registration and the practice through which the work is supplied. The Spanish legal profession's Censo General de Letrados is an official starting point for checking professional information. Where information is unclear or needs current confirmation, raise it with the relevant professional body. A trading name alone is not an individual lawyer's qualification.
Our entries are not presented as a regulator-verified register. We have checked public descriptions for relevance, which is a different task. Make sure you can identify the person who will explain the findings and take responsibility for the agreed advice. Ask how complaints, file access and any change of adviser would be handled. Keep the engagement documents where you can find them throughout the transaction.
Keep independence and communication practical
A recommendation from an estate agency can introduce a firm, but ask about any relationship that might affect the instruction. Explain who else is involved and ask the lawyer to consider conflicts before accepting the work. You should understand who the lawyer represents and how your decisions will be sought when material questions arise.
Agree the update format, language and timetable. Ask for a distinction between documents received, checks completed, unresolved matters and decisions required from you. A folder of documents is not a clear explanation of what they mean. Use the property legal-checks framework to keep the advice connected with the home you are buying and the use you want to make of it.
Separate legal, technical and tax investigations
A legal review is not a building inspection. Commission appropriate surveys and inspections and ask the professionals to share material findings where you authorise that. Technical observations may create questions for the lawyer, while a document issue may change the inspection scope. Neither professional should be assumed to have completed the other's task.
For a new-development purchase, clarify the stage, contract and payment enquiries. For rural property, explain intended land use and the service arrangements that need investigation. Tax-residence, ownership structures or later returns may need additional instructions. Choose a practice whose proposed work and communication meet those needs, rather than assuming that one broad quotation answers every question connected with owning a Spanish home.
